Job Description

Senior Project Manager (Commercial TI) - Manhattan, NY

  • Lead and manage commercial tenant improvement projects from preconstruction through closeout.
  • Oversee project teams, subcontractors, and consultants to ensure successful execution of project objectives.
  • Maintain direct communication with clients, landlords, architects, and key stakeholders throughout the project lifecycle.
  • Develop and manage project schedules, budgets, procurement strategies, and risk mitigation plans.
  • Monitor project financial performance, including cost control, change order management, forecasting, and profitability.
  • Review drawings, specifications, contracts, and design documents to ensure alignment with project requirements and objectives.
  • Coordinate with preconstruction, operations, and field teams to support planning, logistics, and project delivery.
  • Lead project meetings, provide executive-level reporting, and drive resolution of technical and operational challenges.
  • Mentor and develop project managers, assistant project managers, and project engineers.
  • Foster and maintain strong relationships with clients, subcontractors, and industry partners while staying informed of Manhattan construction market trends and best practices.

The Successful Applicant

Senior Project Manager (Commercial TI) - Manhattan, NY

    • 10+ years of project management experience within commercial tenant improvement (TI) or corporate interiors construction.
    • Proven track record of successfully delivering complex TI projects from preconstruction through closeout in occupied and fast-paced environments.
    • Strong understanding of construction means, methods, scheduling, logistics, and Manhattan subcontractor and vendor market conditions.
    • Demonstrated experience managing project budgets, cost control, forecasting, change orders, and overall financial performance.
    • Ability to review and interpret drawings, specifications, contracts, and project documents with a high level of accuracy and attention to detail.
    • Excellent leadership skills with experience managing project teams, mentoring junior staff, and coordinating cross-functional stakeholders.
    • Strong client-facing communication and relationship management skills, with the ability to build trust and drive successful project outcomes.
    • Effective problem-solving and decision-making abilities with a proactive approach to risk management and issue resolution.
    • Proven ability to manage multiple projects simultaneously while maintaining schedule, budget, and quality objectives.
    • High level of professionalism, organizational skills, and commitment to delivering exceptional client service and project execution.
