Job Description

The Capital Expenditures Construction Manager will report into senior asset and construction leadership and serve as a key partner throughout the acquisition, due diligence, budgeting, and renovation lifecycle. You will be responsible for evaluating multifamily assets, developing capital strategies, and ensuring successful delivery of renovation programmes across a growing portfolio.

  • Support acquisitions by conducting site evaluations and construction due diligence on prospective multifamily investments.
  • Participate in accelerated post-award due diligence processes, assessing property condition, deferred maintenance, and capital requirements.
  • Develop and manage comprehensive capital expenditure budgets and five-year hold projections.
  • Solicit, review, and compare contractor proposals, scopes of work, pricing, timelines, and permitting requirements.
  • Partner with Asset Managers to prioritise and justify capital investments while balancing operational and financial objectives.
  • Oversee interior and exterior renovation initiatives, including unit upgrades, common area improvements, and building systems projects.
  • Manage multiple projects simultaneously across a diverse portfolio while ensuring quality, schedule, and budget expectations are achieved.

The Successful Applicant

For the Capital Expenditures Construction Manager we are seeking:

  • Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related discipline preferred.
  • Proven experience overseeing capital improvement programmes within multifamily, residential, student housing, build-to-rent, or closely related asset classes.
  • Strong acquisition due diligence experience, including property assessments, contractor management, and budget development.
  • Experience managing annual capital programmes in excess of $10M.
  • Knowledge of permitting processes, building systems, and renovation execution.
  • Experience overseeing unit renovation programmes, including flooring, painting, cabinetry, countertops, exterior improvements, and mechanical, electrical, and plumbing upgrades.
  • Ability to manage multiple assets simultaneously across a geographically dispersed portfolio.
  • Strong financial acumen with the ability to evaluate scopes, bids, budgets, and return on investment.
  • Entrepreneurial mindset with a self-directed, hands-on approach and willingness to travel extensively.
  • Preference for professionals who can work directly with subcontractors and help minimise reliance on general contractors where appropriate.
