Job Description

  • Build and maintain Excel models to assist with monitoring asset and portfolio level performance and cash projections
  • Reforecast asset and portfolio financials as necessary, comparing actual performance vs. budget vs. underwriting
  • Perform scenario analysis on potential transactions to understand implications to GP/LP returns
  • Identify value creation opportunities within the portfolio and assist with the implementation of said opportunities
  • Coordinate due diligence items with brokers, lenders, and potential buyers for various types of transactions
  • Actively participate in meetings with internal and external stakeholders
  • Review property, operator, and portfolio level financial statements including, but not limited to, income statement, balance sheet, cash flow statement, rent roll, and capital expenditure statement
  • Oversee CapEx deployment, tracking spend vs. budget
  • Review and assist in preparation of annual business plans and budgets
  • Perform market assessments, including review of internal market analysis and researching supply/demand, absorption, market rates, real estate taxes, and relevant industry data
  • Interface with lenders and equity partners and assist in preparing monthly/ quarterly reporting
  • Responsible for cross-functional collaboration across internal teams
  • Some travel required

The Successful Applicant

  • 2+ years of direct acquisitions and/or asset management experience with an investment bank, private equity firm, family office, or real estate investment/development firm
  • Strong proficiency in Microsoft Excel, Word, and PowerPoint and ability to model with limited assistance
  • Strong exposure to real estate finance and accounting
  • Valuation methodology and general understanding of private equity real estate
  • Critical thinking abilities, high attention to detail, and strong organizational skills
